Identity Consult were appointed in October 2012 by Thirteen Group (formerly Vela) as Employer’s Agent and BREEAM Assessors for an extra care residential development in Middlesbrough.
The project includes 22 bungalows and 65 apartments with communal facilities centred around secure gardens to create an environment that is safe and accessible to all. The tenure was split between affordable rent, shared ownership and outright sale properties.
The scheme is designed in accordance with a number of specialist standards including Secured by Design, HAPPI 2 and BREEAM Excellent and is designed to offer a dementia friendly internal layout. As well as the residential accommodation, the scheme includes communal facilities such as a café, lounge area and hairdressers that are used by both the apartments and the bungalows and the wider community. This has helped anchor Beresford Crescent as the centre of a new ‘village’ within the area. Overall, the design ethos of the development is to provide residents with independent and high quality living with an onsite care presence that can be utilised as required and as each resident’s needs change over the course of their lives.
The project was procured on a Design & Build basis and administered via a JCT 2011 Design & Build form of contract.
