IC were appointed as Project Managers, Employer’s Agent and Quantity Surveyors on all phases of the project (Dale, Darwin and Fleming). The refurbishment work involved the creation of specialised teaching and seminar facilities for Medical, Biomedical and Sports Sciences including Anatomy laboratory, CAT2 specification laboratories, Kinesiology and Human Physiology Testing labs.
The new facilities include a mock house room for occupational health assessment as well as a specialised Human Performance environmental chamber with altitude mimicking capability. The building now houses state of the art specialist equipment including an X-ray scanning machine used by the health profession. This project required specialist decant facilities for teaching during the works and adaption of the laboratory facilities to meet enhanced accessibility requirements for a student wheelchair user.
Works were coordinated with the rest of the adjacent building being operational during construction including a specialised analytical Chemispec laboratory. This housed sensitive equipment and required managed access to complete system wide mechanical and electrical services alterations during the contract period.
The works were procured through a JCT Design and Build Contract with one main contractor for the subsequent phases. Unfortunately the appointed contractor went into administration between the two phases of the project and as such IC assisted the University with an additional procurement exercise to appoint another contractor for delivery. The Fleming Basement works are presently on hold as a result of the Covid-19 social distancing works restrictions but it is hoped they will recommence in the near future.
