Limelight is a multi-use building comprising 81 extra care apartments for both rent and shared ownership; alongside a health hub, pharmacy, café, nursery, hairdressers, opticians, library and multi-use space.

Identity Consult were appointed via the JV North Framework and provided Project Management, Cost Management, Employer’s Agent, BREEAM Assessor and Independent Certifier services on the scheme.

The project had £3m of Department of Health funding which required an early start on site. Identity Consult managed the programme to ensure this date was achieved and made a number of recommendations that supported early delivery; including a design and build procurement route, and tendering two stage via the HCA DPP2 framework. Identity Consult project managed all aspects of this process with minimum disruption and no delays to the programme.

Identity Consult implemented a value engineering exercise that reduced the project cost by £1.26m without impacting on quality and aesthetics.

Identity Consult undertook a pro-active and ‘whole project’ approach to risk management and has supported the client in ensuring that all risks were mitigated where possible and that time, cost and quality constraints were understood and balanced as appropriate.

Whilst we are experienced with working with consultants it’s our first experience of working with Identity Consult and is one we have, to date, found pleasurable. The phrase ‘the devil’s in the detail’ could be their strap line! The Team are always available and 99% of the time will already have the answer to any question we have had. Our project is heavily influenced by community involvement and the support and expertise Identity Consult have provided throughout this continual process have meant that what could have been a difficult task has, instead, been an enjoyable learning experience for the Trust. The vast experience and technical knowledge that Identity Consult have brought to the project have given us the confidence that we will deliver a building in line with the vision of both the community and the Trust.
