Description

Identity Consult were appointed by Igloo Regeneration to provide pre and post contract Project Management and Employer’s Agent services in July 2018. The scheme has been developed from historic iterations designed by Xsite Architecture with a design that had previously been approved by Planning in 2015 but had been unable to reach construction stage. From the outset, Identity Consult were tasked with reinvigorating energy into the project team to enable a new viable design and scheme to be delivered on site. This included the requirement to retender the scheme in order to ensure that a robust and suitably appraised contract sum could be agreed upon for this challenging site.

 

The site is located within the conservation area of the Lower Ouseburn, Newcastle upon Tyne, between the entrance to the Victorian Tunnel on Ouse Street and the Ouse River which flows out into the main River Tyne. The vacant brownfield site, previously occupied by a former Cattle Sanatorium, is being redeveloped to provide 28 homes and 896m² of commercial floor space under a development agreement with Newcastle City council.

 

The land itself has had many constraints to overcome during the design development period where we worked diligently with PfP-Igloo and the wider design team to overcome these constraints, running a robust Risk Management process. Identity Consult drove steady progression of the design through putting in place a project structure and lines of communication with the project team and contractor to ensure survey, design and cost issues were picked up and resolved.

 

Following start on site, the works have progressed steadily and we look forward to completing the project around May 2021.
