Description

Redcar Station is a dis-used, grade listed ex station building owned by National Rail and leased to Arch Co.  RCBC are however currently seeking to agree lease terms with Arch Co. to rejuvenate and lease the building out as a commercial asset and to urgently protect the building from falling into further disrepair.

 

Identity Consult competitively tendered to provide a Stage 3 review of the project design and cost in order to assess and appraise that the design meets the requirements for matching local market interest alongside confirming what could be done within the project budget and listing constraints. The wider design team involved include Howarth Lichfield architects, Sine Consulting, Billinghurst George & Partners and Vextrix as Principal Designer.

 

A key challenge faced by the project has been completion of the lease agreement, noting the various parties and signatures required to approve this lie at a National Level and involve parties such as the Office for Road and Rail. In addition to this, early market engagement was clouded by impact of the Covid-19 Pandemic and the general unease for new commercial ventures as we came out of lockdowns. A key strategy in review of the design has been to ensure the scheme is as flexible as possible to accommodate a wide range of needs such as parties might be interested in.

 

The scheme gained planning approval on 8th December 2022 with Bird exclusion and guano removal works commencing in March 2023. These works along with further enabling works and site surveys are being carried out by Principal Contractor Robertsons under a Pre Commencement Service Agreement.
