We are pleased to showcase another successful project in the commercial refurbishment sector, delivered for Thirteen Group in Middlesbrough.
Identity Consult were approached by Thirteen Group to provide a complete project package for merging multiple offices into one to reduce overhead costs. Identity Consult were appointed as Project Manager, Cost Manager, Contract Administrator and also managed the design team of GT3, TGA and Gastro North. This project was led by Duncan Rae, with strategic support from David Baines and Andrew Milnes.
The scope of the project was to provide flexible working space for up to 700 people in a variety of work settings including hot desking, to support Thirteen Group’s transition to agile working. GT3 Architects undertook extensive stakeholder engagement to map out the requirements for each team and space within the buildings, which allowed specific needs to be captured and accommodated in the design.
The project had a very challenging programme led by client requirements, and this was a key factor throughout the project, including in appointing the main contractor. The construction phase kicked off in September 2019 after a fast track design period from April 2019. Following a competitive tender process, Key Property Solutions were appointed as Main Contractor under a Design & Build contract.
KPS completed the project on budget, dealing with multiple change requests and were able to accelerate the programme to allow for early handover of some areas to assist with Thirteen training and commissioning, allowing a period of settling in before a “New Year, New Start, New Office, New Ways of Working” for Thirteen staff.
